Accepting these terms

By creating an account or using matchclose, you agree to these terms. If you don't agree, don't use the service.

What matchclose is

matchclose is a marketplace where real-estate agents compete to represent home buyers: buyers post anonymized profiles, agents bid the rebate or concession they'll offer, and an agent pays to unlock a buyer's contact details after the buyer accepts their bid.

We are a marketplace, not a brokerage. We don't represent you, we don't provide real-estate, legal, or financial advice, and we're not a party to any agreement you reach with an agent.

Your account

You're responsible for your account and for keeping your credentials secure. Provide accurate information and keep it current.

For buyers

You control your anonymized listing and your private contact details. No agent can reach you until you accept their bid and they pay to unlock — and you can accept more than one agent.

What a paid unlock delivers depends on your listing's setting: by default it opens a private chat with you; if you set your listing to reveal contact details on unlock, it discloses your contact card instead. In a chat, your contact card is shared only if you choose to share it.

For agents

You must be a licensed agent, and only verified agents can bid. Bids and any advertised rebate or concession must be accurate and honored.

Unlocking a buyer's contact is a paid action. You agree to use unlocked contact details only to pursue representing that buyer, and not for any other purpose.

Fees and credits

Agents pay a fee — via account credits — to unlock a buyer's contact after acceptance. We charge for access to a buyer who accepted you; we don't take a cut of your commission or the buyer's purchase. Fee and credit details are shown at the point of the action.

Acceptable use

Don't misuse the platform: no scraping or harvesting, no attempts to identify buyers before acceptance, no circumventing the unlock, no spam, no abuse or harassment, and nothing unlawful.

Content you submit

You keep ownership of content you submit (such as stories or reviews) and grant us the licence needed to display and operate it. Submitted content must be truthful and lawful. You can withdraw a story or review you posted at any time.

No guarantees

We don't guarantee any particular rebate, savings, outcome, or that you'll find or be matched with anyone. Agents set their own bids, and any agreement is between you and the agent.

Liability

The service is provided as-is, and our liability is limited to the extent the law allows. Final wording is under legal review.

Governing law

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there.

Changes to these terms

We may update these terms; material changes will be posted here with a revised date.
